Philosophy
Investment approach
A thesis built on patience, underwriting rigor, and regional focus.
The approach favors long-term holds over rapid turnover. Property is acquired with the expectation of multi-year, often multi-decade, ownership — a posture that prioritizes durable cash flow and the compounding of value over time, rather than speculative appreciation or short-horizon trading.
Underwriting is treated as the discipline that protects the thesis. Each opportunity is evaluated against conservative assumptions on income, expense, and exit, with a preference for assets whose fundamentals can be understood clearly rather than assets that require optimistic projections to make sense.
Geographic focus is concentrated in the Southwest, with particular attention to Nevada. Local market knowledge, population and business migration trends, and proximity to operating relationships all inform where capital is deployed, favoring depth of understanding over broad geographic diversification.
The property work runs on two tracks. Acquisition and development for his own account is held through America First, LLC, the Nevada operating company. Separately, he serves as Asset Manager at Diamond Creek Holdings, his family’s real estate investment and management firm, working across commercial, industrial, and residential property.
